Acting Fast in a Water Emergency

8/3/2021 (Permalink)

sprinkler damage Acting fast is key to recovery from a situation such as this.

It only takes a few minutes for the devastating effects of a broken sprinkler line to cause havoc for any business. This water damage to a hotel occurred in less than 5 minutes and if it was not for the quick response of the employees, it would have been much worse.

This hotel had a SERVPRO emergency readiness plan (ERP) and the employees knew where and how to shut off the water. While there was certainly a disruption to the business, they were able to remain open and operate while SERVPRO  did the rest. Partnerships which develop through ERPs allow for a better response from employees and allow a business to get back up and running faster. Speed to any emergency is the key and SERVPRO is faster to any disaster.

Positive partnerships are another reason SERVPRO is the area's leader in smoke, fire and water damage cleanup and restoration. We understand the need for an immediate response even when we are extremely inundated due to the weather. We pride ourselves on the emergency response and understand that any disruption to a business is problematic.

Having a SERVPRO of Carbondale/Clarks Summit/Old Forge Emergency Readiness Plan can help establish us as your mitigation company of choice. We will have the information we need to begin a timely dry-out to reduce any secondary damage that may occur. The ERP will include a map or diagram showing the location of water shutoff valves and exactly how to close the devices. Pictures of the shut-off values will also be included. For confidential or sensitive areas of a building, make a list of the designated employees who can enter the space. It will also contain an up-to-date 24-hour emergency contact list with names and telephone numbers for:

• The business maintenance staff
• Plumbers
• Electricians
• Tenants
• Building agent or broker

Prevent Growth of Mold in Your Heating and Air Conditioning System

8/11/2020 (Permalink)

duct An inside view of an HVAC duct line at a business in Scranton, PA.

Depending on the situation and where the mold tends to grow, keep in mind the following principles of mold prevention in your heating and air conditioning system:
•Change the air filter regularly, typically every 2-3 months. Filters capture fine particles, which can create a place for mold to grow.
•Run a dehumidifier. This is helpful, especially in areas that tend to be damp and cool.
•Insulate if possible. By insulating air ducts, especially in a damp place like crawl spaces, the air immediately around the duct will be kept at a similar temperature and will reduce the amount of condensation. This works for cooling coils also.
•Hire a professional to clean the HVAC system, including the air ducts.

SERVPRO of Carbondale/Clarks Summit/Old Forge is the Scranton areas premier specialty cleaning company. We do both mold remediation and duct cleaning (dryer and air) and service the Lackawanna county area and offer free HVAC duct cleaning estimates.

Commercial Fire Restoration

8/11/2020 (Permalink)

fire Soot damage from a single apartment fire. Secondary damage is commonplace and is one reason fire mitigation is a costly process.

Fires are tragic. However when they occur around the holidays they become even more so. They disrupt the lives of homeowners, tenants and businesses and can causes thousands of dollars in damage.
One reason, that mitigating fire damage is so timely and costly is that usually there is smoke, soot and water damage resulting from the fire. Here you can see the amount of soot which gathered in the lobby of this apartment highrise after it suffered an apartment fire. Ironically, the actual fire was contained to a single unit but secondary damage to the building was extensive. If this is the damage in the lobby you can image what the adjacent hallways looked like.
Smoke and soot will permeate every nook and cranny of the affected area and without professional mitigation, completely removing the odor might be difficult. Restoration companies like SERVPRO has certified fire technicians who understand the properties of smoke, soot and odor and are able to come up with the proper remedy. We have the specialized equipment to manpower to handle a fire disaster that affects a large area. the cleanup process is extensive because every floor, wall, ceiling and items within the affected area need to be "touched".
Having the specialized equipment and trained personnel is just one reason SERVPRO isthe leader in smoke, fire and water cleanup and restoration.

Mold Duct Cleaning

8/3/2020 (Permalink)

mold in duct Air duct backed up with accumulated mold.

You only need to do something about mold in your air conditioning system if there are obvious signs, such as visible mold or a strong mildew smell.  The typical places you want to check for mold include the air ducts, intake vents, cooling coils, and drip pans.

If you can’t see any signs of mold, but there is a definite odor, you should call a professional to inspect your system.  Mold in your air ducts or other parts of your air conditioning system should be dealt with immediately.  Failure to address this problem can encourage mold spores to be spread throughout your house as the system blows air across the mold and into the various parts of the house.  Do not run your air conditioning system, especially if mold is present in your air ducts or near the intake vent.

Causes of Mold in Your Heating and Air Conditioning System

The two major causes of mold in your air conditioning system are condensation and organic material.  Condensation occurs when parts of your air conditioning system get cold, especially when the surrounding air in the room is warm and humid.  For example, if your basement tends to be humid and the air ducts get cold while the air is blowing, the water vapor in the room can begin to condense on the air duct, creating a small amount of water.  If the humidity is low enough, the water will quickly evaporate once the a/c turns off.  If the humidity is too high, then the water will persist and that’s when you begin to have a mold problem.

Air conditioning systems tend to collect dust, both in the unit itself and within the air ducts.  Dust contains all kinds of organic material, such as pollen and dead skin cells, which is essentially food for mold.  Combined with a damp environment, this creates a great place for mold to grow.

SERVPRO of Carbondale/Clarks Summit/Old Forge is Northeastern Pennsylvania's premier specialty cleaning company. We specialize in air duct cleaning and take before and after pictures to ensure the mold issue has been removed. We offer free estimates and deodorization. Proudly serving all of Lackawanna, Luzerne, Wayne and Wyoming counties.

Professional Cleaning

Cleaning Preventive Maintenance Programs can keep your business running smoothly.

Don’t let dirty carpets discourage customers from frequenting your place of business. Here’s how to maintain clean carpets to help keep customers happy.

Owners of commercial properties and retail stores may not always put “clean the dirty carpets” at the top of their to-do list, but for their customers, this can be a deciding factor in whether they choose to stay or go from your business.

According to ISSA data, a facility with foot traffic of up to 1,000 people per day can result in nearly 24 pounds of soil brought in over the course of a 20-day period. But it doesn’t take that much foot traffic to soil or damage the carpets in your store; if left untreated, “stains settle in and become eyesores that can’t be hidden.” Often, a soiled carpet starts to smell, with potential odors coming from food or fluid stains or mold —not only discouraging visitors from entering, but helping to shorten the life of the carpet.

Dirty carpets can also give the impression that a business owner doesn’t care much about appearances, which can lead to doubts about the quality of whatever products or services are being offered. On the other hand, properly cleaned and maintained carpets can last up to 10 years or longer, and improve air quality by removing dust and allergens.

Consider a customer’s perceptions upon entering a place of business. In one retail facility, the carpet is clearly stained by food, fluids or “snow melt” (stains caused by white salt) and a foul odor rises up from the floor. In another facility, the carpet looks fresh and clean, as if it’s just been purchased and set down on the floor, lending the entire store an inviting and welcoming atmosphere. It’s not hard to imagine which store most customers would prefer.

There’s just too much at stake to ignore carpet stains and wear-and-tear in your place of business.

Dryer Duct Safety Tips

10/19/2017 (Permalink)

Dryer duct fires are a leading cause of both home and commercial fires.

DRYER SAFETY TIPS

The leading cause of home clothes dryer and washer fires is failure to clean them.

Have your dryer installed and serviced by a professional.
Do not use the dryer without a lint filter.
Make sure you clean the lint filter before or after each load of laundry. Remove lint that has collected around the drum.
Rigid or flexible metal venting material should be used to sustain proper air flow and drying time.
Make sure the air exhaust vent pipe is not restricted and the outdoor vent flap will open when the dryer is operating. Once a year, or more often if you notice that it is taking longer than normal for your clothes to dry, clean lint out of the vent pipe or have a dryer lint removal service do it for you.
Keep dryers in good working order. A professional to make sure that the gas line and connection are intact and free of leaks should inspect gas dryers.
Make sure the right plug and outlet are used and that the machine is connected properly.
Follow the manufacturer’s operating instructions and don’t overload your dryer.
Turn the dryer off if you leave home or when you go to bed.

Prevent Mold Growth Inside the HVAC Duct lines

Prevent Growth of Mold in Your Heating and Air Conditioning System

Depending on the situation and where the mold tends to grow, keep in mind the following principles of mold prevention in your heating and air conditioning system:

  • Change the air filter regularly, typically every 2-3 months.  Filters capture fine particles, which can create a place for mold to grow.
  • Run a dehumidifier.  This is helpful, especially in areas that tend to be damp and cool.
  • Insulate if possible.  By insulating air ducts, especially in a damp place like crawl spaces, the air immediately around the duct will be kept at a similar temperature and will reduce the amount of condensation.  This works for cooling coils also.
  • Hire a professional to clean the HVAC system, including the air ducts.

SERVPRO of Carbondale/Clarks Summit/Old Forge is the Scranton areas premier specialty cleaning company. We do both mold remediation and duct cleaning (dryer and air) and service the Lackawanna county area and offer free HVAC duct cleaning estimates.

Dryer Duct Preventive Maintenance

8/31/2017 (Permalink)

Above is a picture of the amount of lint we pulled from a recent dryer duct cleaning at a hotel in Scranton. Fire hazard!

Dryer vent cleaning is something that is becoming more common as more people become aware of the fire hazards that go along with lint buildup. If you begin to notice that the drying times are increasing you may want to inspect your dryer ducting. Dryer vent cleaning can not only help prevent a fire it can also save you some money and reduce the wear and tear on your dryer. Here is a few simple things that you can check for it you suspect that your dryer vent has lint buildup.

1. Check the dryer vent

Take a look at the dryer vent cap or hood. Make sure there are no visible obstruction and remove anything that may be in the way. The flap open easily when the dryer is on. If it is not it may have to be taken off and cleaned or if the flap is not working properly it may need to be replaced.

2. Check the condition of the ducting

If there are any big dips in the dryer ducting disconnect the duct and clean out any lint build up. Make sure that none of the ducting is crushed or damaged. If there are any areas that are bent or badly crushed they should be replaced because lint will collect there more quickly. The more restrictions there are the harder your dryer will work to dry clothes.

3. Check the back of the dryer

Pull the dryer out and disconnect the duct. Look into the dryer and into the pipe. Vacuum out any lint build up in the back of the dryer. If the buildup in the ducting is minimal you can vacuum that out as well. If there is quite a bit of lint built up the entire ducting should be cleaned either with a DIY vent cleaning tool or by a professional.

4. Clean the lint trap

Keep the dryer’s built in lint trap clear. Cleaning the lint trap after every load will minimize the amount of lint that gets into the ducting.

5. Look for installation problems

Make sure that the dryer ducting is not held together by screws. Using screws when installing a dryer vent is not recommended because screws will catch a lot of lint. If something is needed to hold the ducting together use foil tape.

Dryer vent cleaning tools

There are kits available at your local home improvement store or hardware store that can make vent cleaning easier for the do it yourselfer. Lint cleaning kits can come in many lengths and can help you clean out the ducting so you may not have to call a professional. The shop vac attachment is nice in these kits because you can have it sucking on one end of the duct while you use the brush to knock lint from the sides of the pipe and into the shop vac.

Professionals vent cleaning

Pulling your dryer ducting apart every 6 months to 1 years can be a bit of a chore but it is recommended. There are professionals that will come in a clean out your dryer vent. It might be a good idea to call around and get some prices to save yourself a lot of work especially if you have a long dryer duct. Having the piece of mind of having a professional do the job can be worth the money as well. Routine cleaning by professionals is often done from the outside with an air propelled snake through the vent. All the lint is caught in a special bag. Cleaning can also be done from the dryer side if needed or if any problem areas are detected.
SERVPRO of Carbondale/Clarks Summit/Old Forge offers preventive maintenance programs on both HVAC and dryer ducts. Call us today for a free estimate. "An ounce of prevention is worth a pound of cure."

Protecting Your Commercial Property

10/3/2016 (Permalink)

PROTECT YOUR COMMERCIAL BUILDINGS FROM WATER DAMAGE:

Turn off Water Valves to Prevent Damage in Commercial Buildings

When water damage occurs in a multi-story building such as office buildings or hotels, turning off the water supply at the main valve is vital to avoid additional damage. Identify where the broken pipe is located to determine if a water valve is near the source rather than on a lower floor or utility closet. Turning off water valves as quickly as possible prevents primary damage to surfaces in addition to secondary damage from mold and mildew. Business owners can prevent slow leaks in buildings by tracking water bills each month and maintaining safety protocols in boiler and water heater rooms.

Avoid Business Interruption to Prevent Financial Losses

Preventing extensive property damage also helps to avoid business interruption loss along with the possibility of creating liability claims from nearby property owners, tenants or guests. Maintenance personnel in businesses are responsible for turning off the main water valve during normal hours of operation before beginning remediation services. However, when leaks happen at unusual times such as during the night or on weekends, tenants, employees and managers do not know what to do.

Important Emergency Water Damage Guidelines

Having a SERVPRO of Carbondale/Clarks Summit/Old Forge Emergency Readiness Plan (ERP) in place at businesses can help to reduce losses.

Visually Inspect the Property:

At least once a month, assess various areas of a building to look for signs of moisture from leaking pipes and fixtures. Check water distribution systems, including bathroom fixtures, kitchen plumbing and drinking fountains, especially devices that are old and degraded. Keep a record of plumbing fixtures that are prone to having frequent failures such as galvanized or steel pipes and connectors. Inspect decorative water fountains, swimming pools and hot tubs at the same time. Understand the particular areas of a property that do not have drainage systems such as parking garages. In a water leak emergency, lower levels of a building without drains require portable or fixed sump pumps.

Step Two: Mitigation Plans

By Having a SERVPRO of Carbondale/Clarks Summit/Old Forge Emergency Readiness Plan can help establish SERVPRO of Carbondale/.Clarks Summit/Old Forge as your mitigation company of choice. We will have the information we need to begin a timely dry-out to reduce any secondary damage that may occur. It also allows for the creation and implementation of a loss mitigation plan for employees to follow when an disaster occurs.
The ERP will include a map or diagram showing the location of water shutoff valves and exactly how to close the devices. Pictures of the shut-off values will also be included. If a building has a sprinkler system for fires, then it is often necessary to turn off these devices to avoid damage from water or chemicals. For confidential or sensitive areas of a building, make a list of the designated employees who can enter the space.

Step Three: Emergency Contact List

A SERVPRO of Carbondale/Clarks Summit/Old Forge Emergency Readiness Plan will contain an up-to-date 24-hour emergency contact list with names and telephone numbers for:

• The business maintenance staff
• Plumbers
• Electricians
• Tenants
• Local water company after-hours number
• Water mitigation service vendors such as SERVPRO of Carbondale/Clarks Summit/Old Forge
• Building agent or broker

A business interruption plan should be standard procedure for any commercial building. The SERVPRO of Carbondale/Clarks Summit/Old Forge ERP works well with any existing plan and the app allows the managers to have all this information in the palm of their hands.

Call SERVPRO of Carbondale/Clarks Summit/Old Forge at (570) 235-1646 for your no cost Emergency Readiness Plan. We are Lackawanna counties leader in smoke, fire and water cleanup and restoration. Proudly serving the Scranton area since 2010.

    Mold in your air ducts?

    1/14/2015 (Permalink)

Mold in an air duct system in Tunkhannock, Pa.

SERVPRO of Carbondale/Clarks Summit/Old Forge is Northeastern Pennsylvania's premier speciality cleabning company. We specialize in air duct cleaning and take before and after pictures to ensure the mold issue has been removed. We offer free estimates and deodorization. Proudly serving all of Lackawanna, Luzerne, Wayne and Wyoming counties.
